What We Look For in Shoalwater Properties
Severe Coastal Corrosion
Shoalwater's direct ocean exposure drives aggressive salt corrosion across all building stock. In the 1970s–1980s homes that form the bulk of the suburb, steel lintels above windows and doors show advanced rust jacking. Expanding rust cracks brickwork and compromises structural support. Mortar fretting on western and south-western elevations is severe after 40+ years of salt spray. Roof tie-downs and valley trays are heavily corroded. On modern multi-storey waterfront homes along Arcadia Drive, concrete spalling from corroded reinforcement is the primary concern. The salt environment accelerates concrete cancer even on relatively new construction.
Asbestos. Extremely High Prevalence
Shoalwater has one of the highest asbestos prevalence rates in the Perth metro area. The suburb's primary growth phase (1960s–mid 1980s) coincided exactly with peak asbestos use. Super Six corrugated roofing and fencing, flat-sheet fibro eaves, wet area backing boards, vinyl floor tiles, meter board backings, and asbestos-clad outbuildings are found throughout unrenovated properties. Many 1970s homes have had asbestos tiled over or painted over during cosmetic renovations. Concealing but not removing the material. Wind-Driven Moisture Penetration
Shoalwater's exposed coastal position means properties face driving rain during Perth's winter storms. Degraded aluminium window seals allow water ingress around window perimeters. A common finding in 1970s–1980s stock where the original seals are 40+ years old. Failed roof pointing from decades of coastal wind creates water entry through the roof.
