Claremont and Cottesloe sit side by side on Perth's western coastline, but their inspection profiles are surprisingly different. Cottesloe faces the Indian Ocean and suffers extreme coastal corrosion. Salt spray penetrates up to 2km inland, attacking steel lintels, fixings, and roof hardware. Claremont, slightly more sheltered, has more issues with limestone foundation dampness and borer damage in original Jarrah floors. Same cluster, different defects.

Even homes built with galvanised hardware can show significant corrosion within 15–20 years this close to the coast.

Limestone Foundation Dampness (Claremont)

Claremont's older character homes share the same limestone footing issues as nearby Subiaco. Rising damp from porous foundations where the DPC has failed. The difference in Claremont is the proximity to the river, which elevates the water table on the eastern side of the suburb. Combined with limestone's natural porosity, this creates persistent dampness in ground-floor walls that's expensive to remediate properly.

Borer Damage in Jarrah Floors

Original Jarrah floorboards in Claremont's pre-war homes are susceptible to Anobiid borer damage. Small holes appearing in the timber surface from larvae boring through the wood.
