Mullaloo is a sought-after beachside suburb anchored by one of Perth's best family beaches. Mullaloo Beach. The suburb sits on Quindalup Dunes near the coastline, transitioning to Spearwood Dunes (Karrakatta Sand) further inland. The housing stock spans the 1970s through 1990s, with ocean-facing properties commanding premium prices and driving renovation and knock-down rebuild activity. Inland properties remain as original 1970s–1980s brick-and-tile family homes on larger blocks, creating a diverse inspection environment across the suburb.

The beachside position means all Mullaloo properties face some degree of coastal exposure. Salt spray, wind-driven rain, and the accelerated corrosion that characterises ocean-adjacent construction. Properties on the elevated western blocks experience the most intense exposure, but even homes several streets back from the beach are affected during severe winter storms.

Coastal Deterioration in 1970s–1980s Stock

The combination of coastal exposure and 40–50 year age creates compounded deterioration in Mullaloo's original housing stock. Galvanised steel components. Lintels, wall ties, roof tie-downs, valley trays. Corrode faster in the marine environment. In 1970s homes now 50 years old, lintel corrosion is often advanced, with rust expansion cracking the brickwork above window and door openings. Wall tie corrosion is widespread, particularly on the western (ocean-facing) elevations that receive the most salt-laden wind. Our inspectors systematically assess metal component condition across all elevations, prioritising exposed faces.

Renovation Quality Assessment

Mullaloo's beach lifestyle appeal drives significant renovation activity. Particularly in properties within walking distance of the beach. Renovations range from high-end architect-designed additions to budget cosmetic updates. Common issues include rear additions where the new roof doesn't properly tie into the original structure (causing leaks at the junction), load-bearing walls removed without adequate structural replacement, and bathroom renovations where waterproofing was done to budget rather than to standard. Our inspectors assess whether renovation work is structurally sound and properly integrated with the original building.

Concrete Roof Tile and Structural Assessment

The inland sections of Mullaloo. East of Oceanside Promenade. Contain the suburb's original 1970s–1980s brick-and-tile stock. Concrete tiles at this age have lost their protective glaze and absorb moisture. Combined with coastal UV exposure, the tiles become brittle and prone to cracking. Original pine roof trusses show deflection from the accumulated weight of saturated tiles. Ridge capping mortar has cracked across most original roofs. Our inspectors assess roof condition from both outside and inside the roof space, checking tile integrity, sarking condition, timber framing, and evidence of past or active roof leaks.

Sand Dune Foundation Stability

Mullaloo's elevated coastal blocks sit on Quindalup Dune sand that was cut and filled during original subdivision.
